Investing in New Property Has Changed
The Australian Government's 2026–27 Budget announced significant changes to the tax treatment of residential property investment from 1 July 2027, including limiting negative gearing against other income to eligible new builds.
That makes new property more relevant to many investors. But it does not make every new property a good investment. Price, location, supply, land component, rental demand, builder quality and future resale demand still matter.
Before buying for tax reasons, obtain appropriate tax and financial advice for your circumstances.

Eligible Victorian first home buyers may currently qualify for the $10,000 First Home Owner Grant when buying or building a qualifying new home valued up to $750,000. Duty exemptions or concessions may also apply depending on the property and purchaser.
